Which mortgage guide should I read first?

Start with the guide that matches your next move. First-time buyers in Edwardsville and the Metro East should begin with the First-Time Home Buyer Guide and the Application Checklist. Homeowners buying their next home should read the Move-Up Buyer Guide. Homeowners near retirement should read Refinancing Near or In Retirement, and anyone comparing offers should read How Mortgage Rates, Fees & Quotes Work.

Every guide from Brown – A Legacy of Home Lending is free, written in plain English, and focused on the questions our loan advisors hear every week in our Edwardsville, Oakbrook Terrace, and Lake Geneva offices. None of them quote rates, because rates change daily and depend on your full financial picture. When you're ready for real numbers, a free pre-approval gives you a personalized answer.

Quick Answers

Quick answers to common mortgage questions

How much do I need for a down payment?

It depends on the loan. Generally, FHA loans start at 3.5% down with a 580+ credit score, conventional loans can start at 3% down for eligible first-time buyers, and VA and USDA loans can be 0% down for eligible borrowers. Down payment assistance may also help. All loans are subject to approval.

What credit score do I need to buy a home?

Conventional loans typically require a 620+ credit score, and FHA loans with 3.5% down generally require 580+. Brown – A Legacy of Home Lending also offers Expanded Credit programs for some borrowers. A free pre-approval shows where you stand, and all loans are subject to credit approval.

How long does it take to close on a home?

Most purchase loans close in 30–45 days from accepted contract. You receive a Loan Estimate within 3 business days of application and the Closing Disclosure at least 3 business days before closing. Plan 45–60 minutes for the signing.

Can I buy a new home before I sell my current one?

Often, yes. Options such as Bridge Loans can help you use equity in your current home toward the next one, subject to approval. The Move-Up Buyer Guide explains how buying and selling at the same time generally works.

Can I refinance my mortgage in or near retirement?

Yes, many homeowners refinance near or in retirement. Lenders generally review documented income, assets, credit, and home equity. Depending on your goals, options may include a refinance, a HELOC, or a reverse mortgage, all subject to approval.

How do I compare Loan Estimates from different lenders?

Request Loan Estimates on the same day for the same loan amount, loan type, term, and lock period. Then compare the interest rate, points, lender fees, APR, and cash to close together, not just the rate.

What are mortgage points?

A point is an upfront fee paid at closing to lower your interest rate. One point equals 1% of the loan amount, so one point on a $300,000 loan is $3,000. Points make the most sense if you plan to keep the loan long enough to recover the cost through lower payments.

Can I get mortgage help in Spanish?

Yes. Cinthia Martinez Arellano, Loan Assistant at Brown – A Legacy of Home Lending, is bilingual and supports Spanish-speaking homebuyers throughout the loan process. Sí, hablamos español. Call 618-323-3508 and ask for Cinthia.
